Our Home Buying Services!

Buying a home is one of the most important purchases you will ever make, so make sure you choose the right realtor who can provide you with the experience and the service you deserve.  Hire someone you feel you can trust. Look for a realtor who wants to earn your business.

A professional realtor will also work with you to help you understand current market conditions.  Knowing whether you are dealing with a seller's market, a buyer's market or a balanced market will help you decide on the correct negotiating strategy when it comes to making an offer that will help to ensure that you end up with the right home at the right price.

Here are some of the steps we will take to find your perfect home:

Determine Your Wants and Needs
This is the single most important step. By asking you a series of questions we will establish what you are looking for. Our goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. Through-out the buying process we will maintain your confidentiality and represent your best interests.

Help You Get Pre-Qualified
This step will show you how much you can afford.  This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with.

Home Shopping
We will use every available method to locate a property that matches your search parameters.  This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties.  We will disclose all known facts about the property that is likely to affect your decision. When we find the home that meets your criteria, we will assist you in writing an offer and act as a liaison between you and the seller.

Here are some Frequently Asked Questions that Buyers have:

How do I determine what I can really afford?
One of the first things a professional realtor will do is ask you if you have been pre-approved for a mortgage. You need to talk to your bank or a mortgage broker BEFORE you start looking. If you haven't already done this, your realtor can put you in touch with some of the best people in the business. They'll help you through the process and have you pre-approved in no time.

When you talk to a lender, you'll need to provide evidence of your income, and they'll do a credit check on you. (By the way, it's not a bad idea to make sure that your records co-incide with the credit companies before applying for the mortgage. Mistakes can happen, and first impressions are important.)

There's a really big advantage to getting yourself pre-approved : you'll be in a stronger position when it comes to making an offer on a home, and by talking to your lender in advance, you know exactly what interest rate you'll be paying (most lenders will be able to lock you in at a guaranteed rate for 90 days) . . When you know exactly what your payments on your new home will be, at the price you are offering, that's peace of mind!.

What about a deposit? How much do I need?
It depends on the price of home you're buying. You can go for as little as 10% down if you qualify for a high ratio mortgage. You can even go for 5% down with a guaranteed mortgage. You can also use your RRSP's to buy a home. Again, speak to your lender or your realtor for full details on the many options available.

What other costs are involved in buying a home that I should be planning for?
You’ll need to know about the costs involved in hiring a lawyer to handle the closing, be able to calculate the amount of land transfer tax on your new home, moving costs and other items. Your realtor will have information at his or her fingertips that will give you a good idea of the amount to budget for so that you will feel comfortable when it comes to closing and you get the actual bill.

How will the realtor know what I'm really looking for in a home?
Simple, by asking you what you want. The very best way for you and your realtor to connect is by meeting in person and discussing your needs. A professional realtor will be committed to investing time to meet you and listen carefully to your requests. To help that process, we have developed a comprehensive buyer's checklist of items that you can review to make sure that you have considered all of the important items, like community services, schools, transportation, as well as the features of the home itself.

When I see a home I like, how do I know how much I should offer?
Making an offer on a home you really want can be a nerve wracking experience. You don't want to pay too much but on the other hand you don't want to risk losing to another purchaser who may offer more. But remember when you're working with a professional realtor, you've got a lot of experience and knowledge on your side. Your realtor is there to represent you and give you the calm, objective advice you need. Your realto has a wealth of information about the selling price of homes on the market, in the area, maybe even the home right next door, and the will to negotiate skillfully on your behalf. Only you can make the decision, but your realtor can provide you with the facts about the market so that you can feel comfortable knowing that you are making an informed decision.

Will I need a home inspection?

It is definitely worth while to ensure your peace of mind. Your realtor knows which companies have the integrity to perform a diligent inspection and provide you with a thorough report on the physical condition of the property that you are buying. Your realtor will also be present throughout the inspection to answer your concerns and questions.

What other issues should I be aware of?
Your realtor will pay attention to all the details, big or small. All major issues like, items to be included in the sale, closing and possession date, opportunity to revisit the home before closing, will be a part of the offer itself so that no misunderstandings can arise. Professional realtors think ahead and and cover off every potentiality possible.

What other services might I need?
