How do I determine what price to list my home at?

Your realtor has the tools and the resources to prepare an in-depth market analysis (called a CMA) that will SHOW you how your home should be priced. Our professional salespeople take a thorough look at what has already sold, what else is on the market, and what properties didn't sell because they were over-priced. Then they look at the strengths and selling points of your home versus these other properties. Through a process of careful, diligent research, your realtor can help you determine the true value of your home: the price that a willing buyer will pay in the context of the market situation and the condition of your property. Remember, pricing your home right the first time is the single most important thing you can do. It can save you weeks or even months of frustration, and well priced properties attract the attention of a lot of buyers which can mean that you may get more for your home in the end than if you priced it higher to start with.

How long will it take to sell my home?

Once you have signed the listing agreement, your realtor will swing into action with a thorough, professional and time-proven marketing plan to get your home sold as quickly as possible. Unless you have an exclusive agreement, your home will be listed on the MLS system (multiple listing system) which is the equivalent of the stock market for trading homes. This way, all agents will know that your home is for sale and be able to match it to their buyers who are looking for a home like yours. As you have probably heard, the real estate market has picked up in the last couple of years and now we are seeing a healthy percentage of well-priced homes selling within the first 30 days on market.

What can I expect my realtor to do?

Many people who put their homes up for sale with realtors, are left scratching their heads. Now what? A competent realtor will answer your questions before you ask them. When you sign the listing agreement you will be given a complete package of information on selling your home (see some of the items at the end of this section). Included in this will be a Schedule of Events: this will let you know what is involved in the whole process of selling your home, from start to finish, so that you will know what to expect. A professional realtor will deliver all of the following major functions:

  • Market your home to the real estate community - many homes are sold by co-operating agents
  • Market your home to the buying public through advertising, marketing and internet exposure
  • Keep you informed with feedback from other agentsand buyers impressions
  • Provide information on any new listings or sales in your neighbourhood and any general market activity 
  • Skillfully negotiate on your behalf in the offer process
  • Follow up all necessary inspections, appraisals, or conditions on the sale
  • Make sure all necessary paperwork is expedited
  • Make sure that you are kept well informed and are satisfied with the process of the transaction

    What can I do to help sell my home more quickly?

    There are a lot of things you can do. First, make a thorough inspection of your home with your realtor. They'll give you their suggestions on how you can show your home off to its very best advantage and what items you should consider fixing or replacing. Your realtor knows what buyers like to see, and can give you the benefit of an objective point of view. Another big plus for showing your home is to allow buyers the time and space to view it properly. Most people feel uncomfortable if the vendor is home or underfoot throughout the showing.     How will I know whether an offer I get on my home is fair and if I should accept it?

    No one can, or should, tell you what price to accept for selling your home. Only you can decide that. But you are paying a realtor for professional advice. Your realtor has extensive knowledge about market prices for homes like yours, in your neighbourhood, and is out there every day looking at houses, making and receiving offers on homes on behalf of other purchasers and vendors like you. They have developed a very good feel for the "right price" that should be paid for a home given all the factors and circumstances involved. For example, your realtor knows that when it comes down to negotiating the price, a purchaser may be willing to give you slightly more if you can give them the closing date they would like. The knowledge, judgement, experience, and negotiating know-how your realtor can bring to the table when you're considering an offer, will bring you peace of mind when it comes to accepting a price for your home.

    Should I accept a conditional offer?

    Once again, you should feel entirely comfortable with whatever offer you do accept. Conditions on buyers being approved for financing, or on home inspections, are generally quite common and not usually a concern, as long as the condition deadlines are reasonably short. Accepting an offer on your home on the condition of the sale of the purchaser's property, or any other condition that may not see resolution fairly quickly, requires careful thought. You want to be sure that such a condition is very likely to be fulfilled: you want to have your home sold, NOT sitting in limbo and missing out on showings from serious buyers. This is where the advice and experience of your realtor come in: they will be able to give the benefit of their judgement on whether the backup property is truly saleable, or whether the market is so hot that you should simply wait for another offer. You are in the middle of a big decision and you need the best advice you can get.

    Once the offer is accepted, what else do I need to do?

    You may need to tidy up and vacate the home just once more for the property inspection or the mortgage appraisal.  You will need to decide on a lawyer to handle your transaction and notify your realtor of your choice so that the office can forward all of the necessary paperwork for a smooth closing.
